One of the inspections turned up a concern on a retaining wall. Within two days, Karen dispatched a structural engineer and a contractor to estimate the severity and the repair costs. Timing was especially important as our contingency period was short. This was critical in the final negotiations. In the end, it was not a major factor, but it did help better the price for us. If anyone is interested in purchasing or selling a property in the Morgan Hill area, I am not sure how you could do any better than the Karen Nelsen team.
